Our studios come in a range of sizes, from compact 80 sq ft spaces to large 1,024 sq ft studios. Most are private, lockable rooms, but we also offer desk spaces and a small number of separate storage spaces at more affordable rates.

Our pricing is based on what’s considered affordable for artists in London, developed in collaboration with our partners at LAASN. We also work closely with other studio providers and local partners to promote the importance of affordable artist studios, particularly through Section 106 agreements. Our New Tannery Way site in SE1 is a strong example of how these agreements can successfully support artists.

Our aim is to balance long-term sustainability with real affordability. By holding a mix of buildings on different lease lengths, we’re able to support artists with a choice of spaces at fair rates, while nurturing a diverse, supportive and collaborative community across our studios.

Studio guidelines

We welcome a wide range of artists to our buildings, with a focus on supporting fine art practices.

For insurance and health and safety reasons, we are not able to facilitate the following:

  • Hot works (please contact us to enquire about accommodating kilns, giving us specifications of your equipment)
  • Sound-based practices, including live or amplified music
  • Spray painting
  • Licensable practices
  • Client-facing commercial activity, public events or parties
  • Any type of residential or work/live set up (all our buildings are strictly workspace only)
  • Registering of the space as a business address
